On Saturday afternoon, BILD observed a white removal van with a French license plate pull up outside the Bayern star’s villa in Munich’s Harlaching district. Furniture, furnishings, personal belongings – everything was being loaded. One thing is clear: Upamecano and his family are moving out of their previous villa. But it’s not so much the „that“ that matters, but the „where“
A move that raises questions
After clearing out, the van headed for the upmarket Munich suburb of Grünwald, an area that does not seem to have been chosen at random. Numerous Bayern stars such as Joshua Kimmich, Michael Olise and Leon Goretzka live there. Upamecano’s belongings were taken to a villa that Franck Ribéry once lived in – a real Bayern address
Against the backdrop of the ongoing contract poker game, this move is remarkable. Upamecano’s contract expires in the summer of 2026 and no agreement has yet been reached with the record champions. The player is said to be demanding a total package that includes an annual salary of around €20 million and hand money of a similar amount. Bayern, for their part, do not want to go along with every demand after the costly extensions of recent months
This raises the key question: would a player who is planning to leave the club relocate within Munich shortly before a possible transfer on a free transfer – and then to a prestigious villa in Grünwald? That would not be normal
Why the move is more in Bayern’s favor

Particularly interesting: According to information from BILD, Upamecano has already owned the new property since the summer. The move was therefore not spontaneous, but delayed. This speaks more for private, perhaps family reasons – and less for a strategic preparation for a departure abroad
This is precisely the core of the speculation. A move, combined with a long-term housing solution, is more suited to a player who continues to see his future in Munich. Especially as international suitors such as Paris Saint-Germain or Real Madrid are interested, who could sign Upamecano on a free transfer in the summer of 2026. A quick departure would suggest other decisions
The signals from Bayern’s management also remain clear, with sporting director Max Eberl reiterating his optimism after the 2-2 draw against Mainz and clearly rejecting rumours of ultimatums or threats. Christoph Freund emphasized that the talks were intensive, constructive and by no means limited to financial matters.
